The latest Salt Lake County MLS data shows a market that is slowing in volume but remaining firm in pricing. While some buyers are cautious, higher-income households continue to transact, and statewide sales remain positive on a rolling 12-month basis.

Below are three data points, two ideas, and one question that we regularly share to help you interprety whats happening, and what it might mean for your next move.

(3)  Data Points:

1. Fewer homes are selling, but they are selling for More 

In January in Salt Lake County:

  • Closed Sales fell (-7.7%)
  • Median price rose to $552,000 (+5.1%)
  • Days on market increased from 59 to 70 (+18.6%)

Here's what that means for Sellers.  The market is more selective, but well-priced homes are still commanding strong numbers. Buyers have more time.  Sellers still have leverage if priced correctly.  The right strategy will have an enormous impact.

2. Buyers: The Market is split. The Strength is in the move up & Luxury Market

Statewide:

  • Sales over $1.5 MM jumped (+19.8%)
  • Single-family sales: (+7.7%)
  • 4+ bedroom homes: (+7.6%)

Activity is highly segmented.  Higher-income and move-up households are still transacting.  The entry and lower price points face greater pressure, partly due to new-construction incentives.

3. Sellers Are Accepting Slightly Less

In Salt Lake County, the Percent of Original List Price Received went from 96.6% to 95.5% (-1.1%) YOY. This isn't a weak market, but it's a disciplined one.  Buyers are still buying, but they are more price sensitive than they were a year ago, and the Housing Affordability Index is down 3% from last year.
