Median Home Prices in Salt Lake County

Home prices remain high but are stabilizing with modest growth ahead.

  • The median single-family home price in Salt Lake County ended 2024 at $610,000.

  • Statewide, the Q4 2024 median was $547,700, making Utah the 9th most expensive market in the country.

  • Looking ahead, the mid-year forecast projects 2–3% price growth in 2025, with the statewide median expected to reach around $558,000.

📌 What this means for you: Buyers may have more breathing room than in past years, but sellers can still expect strong valuations.


Utah Housing Inventory Expands

For the first time in years, supply is catching up — at least a little.

  • In July 2025, Utah had 19,790 homes for sale, a 22.2% increase from the year before.

  • Average monthly listings in 2024 hit about 8,800 homes, the highest level since 2016.

📌 Takeaway: More listings mean more options for buyers and slightly less pressure on prices.


Long-Term Housing Demand Remains Strong

Even with today’s higher inventory, the long-term outlook is clear: Utah needs more homes.

  • The state is projected to face a shortage of 153,000 homes by 2030.

  • Over the next 25 years, Utah will need roughly 800,000 new homes to keep up with population growth.

📌 Translation: Real estate here remains a long-term play. Supply is expanding, but demand will keep the market strong for years to come.
